Earlier steam from boiled water was pumped into conduits through rooms in order to keep them warm by radiation of heat. Nowadays hot water systems rather than steam systems are in vogue. Conduit of the system is filled with hot water in lieu of steam. They may be powered by oil or natural gas. The ones heated with natural gas are more fuel efficient. If they are not functioning properly the dilemma is to whether replace or repair them. It usually depends upon the extent of damage or the number of times it was repaired previously. They are manufactured to last for 30 to 40 years. There are coal powered systems which have lasted for 134 years. Most manufacturers recommend an annual maintenance of the system. Whatever may be the make and type of these boilers, they require regular maintenance for their safe and effective functioning.

Residents of large buildings should avail the facilities of a dedicated skilled or semiskilled individual. Who-so-ever the operator may be he should seriously follow the manufacturer’s manual for its maintenance. The operator should take every bit of care in terms of apparel and other protective measures in order to protect himself from any untoward event. He should not wear loose fitting clothes. He should wear goggles, mufflers, hard hat, respirator, shirts with full sleeves and protective shoes with firm grip.

The operator should not miss anything during routine check-ups, so a deliberate sequential effort will definitely aid in preventing any malfunction.

  • * Inspect vent connections: These parts deteriorate over time. It should be checked for any leaks, broken connections, holes or cracks. Vents are also referred to as registers. They should be set properly for the optimum functioning of the system.
  • * Inspect Pipes: Pipes may corrode. They should be inspected for any leaks, holes or cracks.
  • * Inspect Chimneys: Similarly, the chimney of the boiler should be checked by local gas safe engineer for cracks or holes.
  • * Check boiler filters: Filters of the boiler should be cleaned of any block. Blocks will result in uneven distribution of heat and may cause further damage to the system. It should be checked monthly.
  • * Check and readjust controls: Checking and readjusting controls of the system ensures its optimal functioning.
  • * Test pressure relief and high limit control valves: Drain line near the valve may be warm but if it is hot and you hear water running down on raising the test lever, it is time to replace the pressure relief valve. If the pilot button does not release after pressing then it is time to replace high limit pressure control valve.
  • * Check pressure tank: If the pressure chamber is not working properly, it should be filled with water or else it should be filled with air.
  • * Check and clean surface of boiler: Surface of the boiler should be checked for cracks or holes. It should be cleaned regularly.
  • * Check and clean heat exchanger: Heat exchanger should be observed for any leak. It should be replaced in case of any leak.
  • * Checking for the quality of water - Quality of water should be checked regularly. Excess of calcium and magnesium will lead to corrosion of the system. Water should not be alkaline. Measures to reduce the hardness of water should be followed.
  • * Carbon monoxide: Steam boilers should be checked for any leak of carbon monoxide to prevent its poisoning.
  • * Best Thermostat: A programmable thermostat of good quality will ensure efficient functioning and life to the boiler.

Boilers should be inspected by users regularly. It should be serviced by an expert in case of any doubtful snag and annual maintenance by a skilled individual is a must. It should be operated at least once a month for it to work safely and efficiently. One should consider replacing or retrofitting the system only when regular maintenance fails. Undoubtedly regular maintenance will not only add life to the system but also provide an efficient and safe way of warmth during unbearable winters.
